These master terms apply to every MRG Advantage™ promotion, guarantee and client benefit program, together with the individual terms stated for each program. Please review the complete terms before participating.
Programs are available only to qualifying clients who enter the applicable written representation agreement with the employing brokerage and satisfy the requirements of the applicable promotion.
Submission of an inquiry, registration or consultation request does not establish eligibility. Eligibility is confirmed in writing.
All remuneration is negotiable and established in the applicable representation agreement. Nothing in these programs suggests that remuneration is established, fixed or approved by RECO, CREA, TRREB, any real estate board, government or other regulator.
Unless individual program terms say otherwise, rebates, credits and closing-related benefits become available only following successful completion of the qualifying transaction.
Benefits cannot exceed the maximum stated for the applicable program.
A benefit cannot exceed an applicable cost when it is expressly described as reimbursement of that cost.
Offers cannot be combined unless expressly confirmed in writing by the brokerage.
Amounts advertised are subject to applicable tax treatment. HST applies to real estate brokerage services where applicable.
MRG does not guarantee the performance of inspectors, lawyers, movers, warranty companies, mortgage professionals, contractors or other third parties.
Programs may be modified, suspended or withdrawn prospectively. Changes do not affect a benefit already confirmed in writing for a qualifying client except as permitted by the applicable program terms.
Sell your home with full-service professional representation for a listing-side commission of 1% of the sale price.*
1% refers only to the remuneration payable to the listing brokerage for the services specifically described under this promotion. It does not automatically represent the total remuneration associated with the transaction. Any remuneration or other amount payable in connection with another brokerage must be separately addressed in the listing agreement. HST applies where applicable.
Buy your next home with MRG and qualifying clients can receive up to 20% of the net remuneration actually received by the cooperating brokerage, to a maximum of $5,000, after closing.*
Any rebate is documented and administered through the employing brokerage's approved process. Rebates cannot exceed the net remuneration actually received in connection with the transaction.
Clients who both sell an eligible property and purchase another eligible property through the team unlock enhanced benefits — either the 1% promotional listing-side commission plus up to $2,500 buyer cash back, or up to $7,500 in combined promotional value depending on transaction values and remuneration actually received.
If a qualifying buyer purchases through the team and decides to sell the property again within 12 months of closing, the client receives a 50% promotional reduction in MRG's standard listing-side remuneration on the resale.
Your first home is a big milestone. Qualifying first-time buyers receive exclusive benefits designed to make the move a little easier.*
Benefits are provided as a combined package to a stated maximum. Individual components are subject to their own program requirements and third-party provider terms.
Qualifying buyers receive a 12-month third-party home protection plan paid for by MRG, up to a defined maximum cost.
Coverage is provided by an independent third-party provider and is subject to the provider's eligibility requirements, exclusions, deductibles, coverage limits and complete policy terms. Martins Realty Group and its employing brokerage are not the warranty provider or insurer.
Buy a qualifying investment property through MRG and receive preferential leasing services — 50% off the professional fee for the first tenant placement, or tenant placement included on qualifying purchases.
When someone refers a new client who subsequently completes a qualifying transaction through MRG, Martins Realty Group donates $500 to an eligible participating Canadian charity.
Once all required listing materials, property access, client approvals and brokerage documentation have been received, we guarantee your qualifying listing marketing campaign will be launched within 3 business days.*
If we fail to meet the guarantee for reasons within our control, the seller receives a $250 marketing credit at successful closing.
Sellers receive a weekly listing update, showing activity summary, requested showing feedback, market activity updates, competing listing and sale updates, and strategy recommendations where appropriate. Buyers receive a defined response standard, listing alerts, offer preparation, transaction milestone updates and a closing checklist.
If we miss two consecutive scheduled client updates for reasons within our control, we provide a defined service remedy.
If a qualifying tenant placed through MRG ends their tenancy within the first six months, MRG provides replacement tenant-placement professional services at no additional MRG professional fee, subject to the program terms.
If your qualifying home does not sell during the agreed 90-day marketing period despite compliance with the program's pricing and marketing requirements, MRG will provide an enhanced listing-fee promotion for the next agreed listing period.*

Every MRG client receives ongoing access to our post-closing advisory program.
Qualifying buyers receive up to $500 toward an eligible professional home inspection, provided as a reimbursement so you keep full choice of inspector.
Up to $1,000 toward qualifying moving expenses — professional movers, moving truck, supplies, storage or cleaning.
Subject to final brokerage-approved program economics.
Qualifying sellers can receive up to $5,000 in savings through a promotional reduction in the listing brokerage's remuneration.
All advertised promotions and guarantees are subject to review and approval by the employing brokerage's Broker of Record or brokerage manager, including the exact benefit formulas, rebate mechanics, representation-agreement language and tax treatment. Programs are presented in accordance with RECO advertising requirements and the CREA REALTOR® Code, including disclosure of significant details, exceptions, timeframes, conditions, restrictions and additional charges.
