Five Mistakes First-Time Buyers Still Make in Ontario

From pre-approval assumptions to closing-cost surprises, these are the avoidable missteps we see most often — and the simple fixes for each.

Buying your first home in Ontario is entirely manageable with the right sequence. Almost every stressful purchase we have rescued traces back to one of the following five issues.

1. Confusing a rate quote with a pre-approval

A rate hold is not underwriting. Get a documented pre-approval with income and down-payment verification so your offer is genuinely financeable.

2. Budgeting only for the purchase price

Land transfer tax, legal fees, title insurance, adjustments and moving costs typically add 1.5% to 4% of the purchase price. Plan for them from day one.

3. Skipping the condition that matters

In a balanced market you often can include an inspection or status certificate review. Use that leverage rather than assuming you must waive everything.

4. Shopping the house instead of the neighbourhood

Commute, schools, transit and future development shape both daily life and resale. We build a shortlist by area first, property second.

5. Waiting for a perfect market
